From portal dependence to direct leads: how a Tampa real estate team owns its own pipeline

A six-agent Tampa team was renting its leads from listing portals and needed a site that could bring sellers to the team directly.

The challenge

Sellers start with a search. 'What is my home worth', a neighborhood name plus 'homes for sale', 'best realtor in' a zip code. The team was strong in three neighborhoods and had the sales record to prove it, but its site was a brokerage template with a headshot grid and an IDX search that looked like every other agent in Florida.

Every lead came from a portal, and every portal lead was shared with four other agents. The team was paying to compete for its own neighbors.

The solution

We built a neighborhood-first site. Each of the team's core neighborhoods gets its own page with recent sales, local knowledge, and a home valuation request. The team's track record leads, in numbers, not adjectives.

Every page is structured for local search: neighborhood keywords, agent and organization schema, and reviews pulled in from Google and Zillow. The valuation form is short and returns a real follow-up from a real agent within a day.

What we did

  1. 1

Own the neighborhoods, not the metro

Deep pages for the places the team actually sells, with recent closings and street-level detail no portal offers.

  2. 2

    Lead with the valuation

A two-field home value request in the hero and on every neighborhood page, because sellers who ask what their house is worth are the leads worth having.

  3. 3

    Numbers before headshots

Homes sold, days on market, and sale-to-list ratio up front. Sellers hire results.

The result

In the most recent quarter the site produced more than fifty seller leads from search, none of them shared with another agent. The team ranks second for home value searches in its top neighborhood, and valuation form completions run at three times the old template's rate.

Cancelled our old web guy after one call with these folks. Wish we'd found them two years ago.
